What made it matter.
This was not one ordinary land parcel. A 310-acre tract at 156 E Hawley Lane sat alongside additional acreage in the Hannacroix and West Coxsackie area, bringing the combined assemblage to nearly 500 acres. Access, timber, rail adjacency, existing land use, and the relationship among separate parcels all mattered.
